Residential developments across the United Kingdom

Race and Lingard Developments

We buy the land, take it through planning and build the houses ourselves — then tell you straight what is still available on each site.

  • New-build homes
  • Plot reservations
  • Build updates

What we actually do

Race and Lingard Developments is a residential developer. We buy land, take it through planning, build houses on it and sell them to the people who will live in them. That is the whole trade, and everything further down this page is part of it.

The schemes we take on tend to be small and medium sized: an infill plot between two older streets, a brownfield yard behind a high street, the edge of a village where the planners will allow a handful of houses. They are laid out as streets with frontages, bin stores that are not in the way and parking that was drawn before the houses were, rather than as a repeating pattern dropped onto a field.

Who is on a site

We carry our own site management and work with trades we use again from one development to the next — groundworkers, bricklayers, joiners, roofers, electricians and plasterers. The same site manager who sets out the foundations is the one who walks you round at handover, which is the simplest way we know of making sure the snagging list is short and the answers are consistent.

A finished house from us is a brick-and-block or timber-frame home with a fitted kitchen, tiled bathrooms, turf down at the back, the drive laid and the services live. It is ready to move into on the day you get the keys, not a fortnight afterwards.

What you can ask us about

House types we build, and the two ways people buy them. Availability changes site by site — ask and we will tell you what is left.

Two-bedroom terraced homes

The starter houses on most of our sites, usually at the ends of a terrace run or around a courtyard.

  • Open-plan kitchen and dining room
  • Downstairs WC
  • Allocated parking
  • Turfed rear garden with fencing
Most enquiries

Three-bedroom semi-detached homes

The house type we are asked about most often, and the one we build most of.

  • Separate living room and kitchen-diner
  • En-suite to the main bedroom
  • Driveway for two cars
  • Loft hatch and boarded storage

Four-bedroom detached homes

Usually a small number of plots per development, on the larger corners.

  • Study or snug off the hallway
  • Utility room
  • Garage or carport, site depending
  • Larger rear garden

Off-plan plot reservation

Reserving before a house is finished, while choices on the inside are still open.

  • Plot held off the market for you
  • Kitchen and tile choices where the build stage allows
  • Photographs as the plot progresses
  • A named contact for that development

Multiple-plot and investor enquiries

For buyers looking at more than one plot on the same development.

  • Plot-by-plot availability for the site
  • Build programme for the phase
  • Layouts and plot dimensions
  • One point of contact for the lot

Layouts, plot sizes and specification vary between developments. Images show the style of homes we build and are indicative of a given plot.

How we work

Our own sites, start to finish

We buy the land and promote it through planning rather than taking on someone else's consent. It means we can answer questions about why a street runs the way it does, because we drew it.

Layouts drawn before the houses

Parking, bin stores, footpaths and front gardens are set out first, then the house types are fitted to them. Nobody ends up reversing onto a main road or carrying bins through a kitchen.

One contact from enquiry to keys

The same person who shows you round the plot handles your reservation, keeps you posted during the build and meets you at handover. You never have to explain your purchase twice.

Build updates you don't have to chase

Our companion app lists the developments and the plots still available, and shows progress on a plot you have reserved — roof on, windows in, plastered, kitchen fitted.

From first enquiry to handover

  1. Tell us which development

Send an enquiry naming the site or the house type you are interested in. We come back with what is still available, the plot layout and the stage the build has reached.

  2. Walk the site or the show home

We meet you on the development. Where a house is still a shell you go round it in boots and a hat; where a show home is open you see the finish you will get.

  3. Reserve the plot

The plot comes off the market and we confirm in writing what is included on it. From there your solicitor and ours deal with the paperwork and we keep the build moving.

  4. Completion and handover

Keys, manuals, meter readings and a walk round with the site manager. Anything on the snagging list is logged that day and put right by the trade that did the work.

Buying a house that isn't finished yet

Most of the homes we sell are bought before they are built out. That is normal in this trade and it is usually the better deal for the buyer — the earlier you reserve, the more of the inside is still an open question. What it asks of you is patience and a developer who keeps you informed, and the second part is on us.

Once a plot is reserved we treat the build programme as something you are owed sight of, not something you ring up to ask about. You get photographs at the stages that matter — foundations in, frame up, roof on, windows and doors, plaster, kitchen, drive and turf — and a plain account of where the programme stands if weather or a supplier has moved it. Dates change on building sites; the thing we can control is that you hear about it from us first.

What you end up holding

On completion day: a house that is clean, heated, tested and connected, with the appliances commissioned and the garden laid. A folder with the appliance manuals, the certificates for the work and the details of who to call about each element. And a site manager who is still on the development for the next phase, which is the most useful thing about buying on a site that is not finished.

Ask about a development

Tell us which site or house type you have in mind and we will come back with what is available on it.

  • Your enquiry goes to the sales contact for that development, not a call centre.
  • You will hear back from someone who has walked the plot.
  • The first reply covers availability, the plot layout and the build stage.
